Fireside Chat with Singapore Exchange
This year marks the 22nd anniversary of Singapore REITs and property trust sector. Since the first stock debuted in 2002, the sector has expanded to 42 listings while market capitalisation, which grew at 6% annually over the last 10 years, has hit S$100 billion in 2023. It is Asia-Pacific’s third largest REIT market but boasts a coverage unmatched anywhere else, with 90% of its trusts holding portfolios spanning the world. A vital component of the country’s capital markets, it accounts for 12% of the Exchange’s market capitalisation that has fuelled the growth of the country’s asset management industry and derivatives markets. Know what has made the S-REIT market into a global powerhouse and how it continues to evolve.
- At what point did it become apparent that growth in Singapore’s REIT markets will have to be driven through expansion across geographical borders?
- What are your aspirations for the Singapore REIT market?
- Has the change in the macro-environment affected the sector’s long-term vision?

Panel 1: Future-Proof: New Economy REITs for Long-Term Growth
New economy sectors sit at the confluence of major demographic and economic shifts as well as technological trends. As the era of yield compression reverses, focus on delivering returns will have to be driven through material income growth. In a higher-for-longer environment, identifying sectors that are structurally undersupplied with the right long term demand fundamentals that generates positive rental reversions will be crucial in sustaining real returns. New economy real estate is a powerful thematic that checks these boxes; layering in climate change concerns adds a further dimension to the idea of new economy assets. While these assets may present compelling opportunities, they also carry different risk and return profiles. Understand the sector’s key considerations and pathways for sustainable growth in this session. What are the growth opportunities for REITs in these emerging areas?
- What are the key underlying growth drivers for your sector?
- What was investor interest like when your REIT was first listed? Were investors aware of your sector and its characteristics?
- How has the higher rate environment impacted your growth trajectory? Have you had to materially adjust your strategy?
- How do you view the potential for growth of your sector in Asia? Are Asian real estate markets deep enough to support alternative REITs?
- How important is it to not just own the assets but to also own or have a say in the operation of you the assets?
- What key challenges (in terms of legislation, sustainability, and growth) do you see for your sector in the future?

Panel 2: Going Global
The demand for real estate investment has driven some of the world’s largest institutional investors to diversify and globalize. Across the industry, investment managers have continued to respond to LPs ever evolving needs. Leading GPs today have a global reach, with acquisition and operating capabilities across the world, able to deploy big pools of capital to play across the risk spectrum and market cycles. Large, internalised, active investors can also extract alpha more efficiently, partnering with LPs to create the ultimate platform to execute across direct and traditional strategies. With concentration in AUM among the world’s largest LPs likely to continue rising, for GPs, it’s either go big, or go home. Recent M&A trends have also continued to up the ante with developers restructuring into vertical integrated players with asset and fund management arms that sponsors and manage REITs. How will these trends rewrite the real investment landscape in the private and public markets. Hear insights from a panel of experts drawn from the biggest IMs globally as we explore what will shape the LP-GP relationship.
- 2024 Outlook: what are some of the opportunities and risks as we look at 2024? Will we be net buyers or net sellers?
- How does Japan/Asia rank in the global investment opportunity set?
- Everyone wants to be invested in alternatives, how are we getting our exposure, and are we focusing our efforts on a particular sector?
- What is the one thing GPs are demanding from us right now?
- Private vs Public: Is there an arbitrage opportunity for take privates?

Panel 3: The Next Chapter for REITs: Trends, Opportunities, and Action Points
Much of the REIT expansion in recent years has been concentrated in Asia, with momentum building in markets like China, India, and the Philippines. The geographical expansion of the listed REIT market will unveil more investment opportunities around the region, in economies that capture secular demographic and urbanization trends as well as technological progress. Additionally, with the growing emphasis on ESG, REITs are integrating sustainability into their strategies, aligning with global sustainability goals while maximizing returns for investors. Drawing on mature markets in the Americas and Europe, this session offers a forward-looking perspective on trends and opportunities for REITs and provides calls to action on how REITs can be future-proof in an ever-evolving investment landscape.
